Sim Lian unveils new EC in Tampines
Jan 27, 2012 - PropertyGuru.com.sg
Property developer Sim Lian Group has launched The Tampines Trilliant, a 670-unit executive condominium (EC) in Tampines Central 7. The project follows on from the success of the group’s top-selling condominiums in 2011, Parc Vera and A Treasure Trove.
The 99-year leasehold development aims to meet family needs by providing easy access to reputable schools, recreational facilities, shopping malls and public transport.
"We wanted The Tampines Trilliant to be for the entire family where you can have dinner together at a shopping mall nearby, enjoy a fun weekend at the park or relish a relaxing evening by the pool," said Kuik Sing Beng, Executive Director at Sim Lian.
Located on a 236,805 sq ft site, the 12-block development features three-bedroom, three plus utility, four-bedroom units and penthouses. Prices start from S$682,000 for a three-bedroom unit and from S$971,000 for a four-bedder.
The Tampines Trilliant boasts close proximity to the Tampines MRT station and bus interchange and the upcoming Downtown Line 3 Interchange. It is also near Tampines Mall, Tampines 1 and Century Square malls as well as reputed schools like Poi Ching Primary School, St. Hilda’s Primary School and Gongshang Primary School.
"Homeowners will appreciate the view of expansive greenery and easy access to the bustling Tampines commercial hub," said the developer.
Designed to create a relaxing environment, the development includes facilities such as a hydro gym, spa pool, lap pool and meditation pool.
Sim Lian noted that applications for the project will end on 31 January 2012 and the booking date will begin on 4 February 2012.
The newly launched Watertown, an integrated waterfront development located near Punggol Waterway continues to draw strong interest from property hunters. As of yesterday evening, the project, which was launched on 20 January, has already sold approximately 580 of the 828 units released, priced from S$980 psf to S$1,500 psf.
Yesterday, PropertyGuru reported that most of the buyers were Singaporeans, with one- and two-bedroom suites being the most popular. Meanwhile, Watertown welcomed about 4,250 visitors to its showflat over the Chinese New Year weekend beginning 21 to 24 January, and sold 224 units.
"With changing lifestyles and interests, coupled with smaller family units, many Singapore residents have found that they have much more free time on their hands during the Chinese New Year holidays," said Chia Boon Kuah, Chief Operating Officer, Property Sales at Far East Organization.
He added that strong demand "has been seen at our integrated developments in trans-urban locations, as buyers increasing seek a modern lifestyle that lets them enjoy the best of both worlds - the choice and tranquility of locations outside of the core urban centre, and yet with convenient access to all the amenities and transport connectivity traditionally found in urban hubs."
Far East is jointly developing Watertown with Frasers Centrepoint and Japan's Sekisui House, Ltd.
Far East Organization’s Watertown development makes a splash
Watertown, a new waterfront development situated alongside the Punggol Waterway in Singapore drew strong interest from local buyers after its launch on 20 January.
Over the Chinese New Year weekend from 21 to 24 January, the Far East Organization welcomed some 4,250 visitors, and saw 224 units sold at the project. As of 26 January, about 580 of the 828 units released had been sold, with prices ranging from S$980 (US$780) to S$1,500 (US$1,194) psf.
Singaporeans account for over 90 per cent of buyers, with 1 and 2-bedroom suites being the most popular, FEO said.
"With changing lifestyles and interests, coupled with smaller family units, many Singapore residents have found that they have much more free time on their hands during the Chinese New Year holidays," said Chia Boon Kuah, FEO’s chief operating officer of property sales. "One of the activities that occupy their time would be to get up to speed on the latest property launches by visiting show galleries that are open during this period. Moreover, inbound tourist numbers have also been optimistic. This makes it a good opportunity for us to showcase our residential products to the regional community and to better serve this market."
Strong demand has been seen at FEO’s integrated developments in trans-urban locations, as buyers increasingly seek a modern lifestyle that lets them enjoy the best of both worlds – the choice and tranquility of locations outside of the core urban centre, with convenient access to all the amenities and transport connectivity traditionally found in urban hubs. This market demand is evident in the strong sales for some of FEO’s other projects such as The Tennery, Greenwich and The Hillier.
"Watertown offers these same attributes, and more. It is a unique, one-of-its-kind mixed use development that offers waterfront living with the integration of a retail mall, Waterway Point, and the Punggol MRT station," Chia said. "It is currently the only integrated waterfront residence in Singapore, and is one of the very few developments with direct access to both retail a mall and an MRT station. Punggol also has a strong appeal with the government’s Punggol 21-Plus vision. Exciting plans are in the pipeline to transform and revitalize Punggol into a waterfront town with the opening of more transport links, more green parks as well as sports and recreational hot spots.
"More than 90 per cent of Watertown homebuyers are Singaporeans. About half of them are from District 19 (Sengkang, Hougang, Punggol and Serrangoon), and two thirds live in HDB flats. Interestingly, some of our buyers are purchasing the units at Watertown for their weekend/holiday homes and also for retirement. Many are also buying for their children as well."
Watertown is a joint venture with Frasers Centrepoint Limited and Sekisui House, Ltd, Japan. The partners bring with them valuable expertise in real estate development, retail mall operations and innovative green technology in construction respectively, adding to Watertown's overall proposition and brand equity.
