Boathouse Residences units snapped up despite cautious buying

About 90 units at Boathouse Residences, a Soho-concept apartment project at Upper Serangoon View, have been snapped up. Jointly developed by Far East Organization (FEO), Frasers Centrepoint and Sekisui House, the 99-year leasehold private condo features 493 residential units and one shophouse. The residential units comprise one- and two-bedroom apartments housed in two 15-storey blocks and two-, three- and four-bedroom apartments housed in four 18-storey blocks. Nearly 80 percent of the units were acquired by Singaporeans, with the rest taken up by permanent residents (PRs) and overseas buyers. The average price was S$880 psf, with the cheapest unit — a 624 sq ft one-bedder on the second floor — costing only S$570,000. One- and two-bedroom units are priced from S$880 psf to S$1,040 psf while the three- and four-bedroom units cost between S$800 psf and S$930 psf. The Soho-style apartments also feature an unusually high floor-to-ceiling height of 3.35 m. Each unit also comes with a furniture platform that can serve as a storage area, cosy corner or library. While the turnout at the Boathouse Residences showflat was very good, Frasers Centrepoint Homes CEO Cheang Kok Kheong said buyers are now cautious in acquiring flats. He also noted that things have been quieter in Singapore over the past few days, as many people are taking advantage of the National Day holiday. "Four months ago, during the Eight Courtyards launch, buyers took about 45 minutes to make a decision. Now, they probably require 60-90 minutes," he said. "'With more uncertainty and cautiousness, they're thinking twice, maybe three times, to relook the whole thing - their finances and their needs. Those who were previously looking at purchasing a four-bedroom apartment may now settle for a three-bedder, for instance."

500 more LRT trips for Sengkang and Punggol

SBS Transit will be adding 492 more trips per week to the Sengkang and Punggol LRT systems to cater to the increase in ridership demand.

These will be implemented from next Monday (8 Aug), resulting in shorter waiting times for commuters.

On the Sengkang West Loop, 34 more trips will be added daily during the weekday peak hours.

Between 6.45am and 8.45am, 16 more trips will be operated which will reduce waiting time from the current four minutes to about three minutes.

During the evening peak hours from 6.15pm to 8.30pm, 18 new trips will be added and commuters will find their waiting time reduced by about a minute to four minutes.

Even the off-peak hours, between 8.45am and 6.15pm, will see shorter waiting times with the addition of 33 new trips per weekday.

On weekends, a total of 47 new trips will be operated throughout the day from 10am to 11pm.

This means 20 extra trips on Saturdays and 27 new trips on Sundays and public holidays.

On the Sengkang East Loop, 12 more new trips will be added a day during the evening peak hours which will reduce waiting time to three minutes, down from the current four minutes.

And at the Punggol East Loop, 10 new trips will be operated daily during the morning peak hours to enhance capacity. CHANNEL NEWSASIA

Sengkang Square site awarded to Keppel Land

A land parcel at the junction of Sengkang Square and Compassvale Road has been awarded to Keppel Land Limited (Keppel Land) after it emerged the highest bidder in a public tender that closed on 15 March.

Keppel Land's highest bid of S$286.8 million for the 99-year leasehold site comes after the successful launch of The Lakefront Residences, which sold 90 percent of the 590 units released.

The land site, which was made available for sale on 20 January 2011, has a land area of 17,700 sq m with a maximum gross floor area (GFA) of 53,100 sq m and a gross plot ratio of 3.0. It is proposed for condominium development and could yield up to 530 units.

The site is situated in the popular northeastern region of Singapore, which includes Hougang, Punggol, Sengkang and Serangoon. With the areas total population of more than 465,000, Keppel Land expects keen interest from upgraders from nearby HDB estates as well.

"The hallmark quality associated with the Keppel brand has attracted a loyal following of homebuyers and we are confident that the new development, with its strong attributes and value propositions, will see positive demand from genuine home purchasers."

When the new development is completed in early-2015, Keppel Land said it will yield approximately 630 homes, with sizes ranging between 450 and 2,200 sq ft, including one- to four-bedroom configurations, as well as penthouses.

It added that the new development for the site is still at the design and development stage and it is expected to be ready by end-2011.

Budget 2011: New hospital in Sengkang by 2020

SINGAPORE: The new general hospital that has been planned in Sengkang to serve residents in northeastern Singapore will be ready by 2020 and will come with adjoining community hospital facilities.

Health Minister Khaw Boon Wan gave details about the planned development during his ministry's Committee of Supply debate in Parliament on Friday.

Mr Khaw also revealed that the upcoming Jurong General Hospital (JGH) will be named the "Ng Teng Fong Hospital" following a private donation of S$125 million from the family of the late property tycoon. Mr Ng is the founding chairman of the Far East Organization and Sino Group. The hospital will be ready in 2014.

The new general hospital in the northeast will be located along Sengkang East Road right next to the Cheng Lim LRT station. It will also be within walking distance of Sengkang MRT Station.

Next to the general hospital will be a community hospital that will provide sub-acute care and rehabilitative services for patients.

Putting in place a general hospital and community hospital side by side is a model similar to the new Khoo Teck Puat Hospital (KTPH) in Yishun and the upcoming Ng Teng Fong Hospital.

Mr Khaw said: "All the three new general hospitals will have community hospitals adjoining them, and this will double our current community hospital capacity. These are multi-billion dollar investments.

"But they are worthy investments. Together with TTSH (Tan Tock Seng Hospital) serving the central and CGH (Changi General Hospital) serving the east, they will realise our vision of bringing healthcare close to the residents living in each region of Singapore. Good healthcare will be within 30 minutes of every patient."

He added: "Given a lead time of six or seven years to design and build, it is not too soon nor too late to start planning. I have asked the SingHealth cluster to assemble a young outstanding team to take charge of this project. I will challenge them to build a hospital, (which will be) even better than KTPH and JGH, measured from the patients' point of view."

The new hospitals in Sengkang will cater to more than 700,000 residents in Sengkang, Punggol, Hougang and Pasir Ris.

Mr Khaw said that with the projected increase in population, a new polyclinic will also be built in Punggol to lighten the load at Sengkang Polyclinic.

To meet the challenges of an ageing population, S$50 million will also pumped to redevelop five existing polyclinics in Ang Mo Kio, Bedok, Geylang, Tampines and Yishun over the next five years.

As for manpower needs, Mr Khaw said the third Medical School at Nanyang Technological University is on track to take its first batch of students in 2013.

Together with the other two medical schools in Yong Loo Lin School of Medicine and Duke NUS Medical school, he said some 500 doctors will be trained annually.

And, supplemented by foreign graduates, there should be adequate doctors to meet the needs of Singapore.
